			<content:encoded><![CDATA[<p>All property owners who rented their apartments in Slovakia are obliged to submit tax return according to Slovak legislation. Those who do not have a company but own the property as private persons must apply for a Tax ID.</p>
<p>The tax on rental income is 19% – however, there are significant tax  incentives available for individuals who provide housing in Slovakia:</p>
<ol>
<li>Deductable      amount for rental activity (odpočítateľná položka): currently 500 euros</li>
<li>Across-the-board      tax cut (paušálne výdavky): currently 40%</li>
<li>Deductable      amount for the tax payer (odpočítateľná položka pre daňovníka): currently 3559.30 euros</li>
</ol>
<p><strong>CE Invest will prepare and submit the tax return for you</strong>,  issue rental invoices, and do the accounting for an annual fee. It is  also possible to perform a mock tax audit and calculate unpaid tax in  retrospect.</p>

<p>The new Hungarian government has introduced incentives for property buyers, has created a more attractive business environment for foreign companies and employers in general, and will take on the EU Presidency from January 1. Recent constitutional and monetary legislation has created uncertainty in the international markets, so the outlook for the <strong>Hungarian currency</strong> is ambiguous. <p>The local banks are again competing for future home owners, who are going to use a mortgage to purchase property.</p>
<p>The regular bank interest rates are between 3.8-5%, however, the Slovak government is offering an interest rate subsidy, which is currently 3%. This means that the regular bank interest rate is lowered by 3% during the period of the first 5 years, which makes the mortgage extremely attractive. Thus the interest rate lowered by the government subsidy is only between 0.8% to 2%. Although the European Central Bank is constantly raising the fixed interest rates, which affects rates in the entire eurozone, including, Slovakia, the rates still remain low in Slovakia – because of the government subsidy. Real estate agencies are already experiencing a rise in the amount of transactions, which are boosted by favorable local mortgages in 2011.</p>
